100% financing programs with no PMI have now been discontinued for non first-time homebuyers with the majority of lenders nationwide due to the escalating sub prime lending fiasco currently going on in the marketplace.
Good news though... I did find a loan program still available for a short period of time where you can still obtain 100% financing.. but with PMI (private mortgage insurance) the catch is you must gross less than $52,000 / year. With this program it does not matter if you are a first time homebuyer or not.
There is also currently state bond money available with 3% down payment or closing cost assistance but you must be a 1st time homebuyer or not have owned a home in the past 3 years. Income guidelines apply.
The only other way left to obtain 100% is to go on a FHA futures program, and according to several lenders I have spoken with, that program may be going away soon also.
I recommend if you are currently interested in purchasing a home with no down payment ( 100% financing) that you put it on your priority list because you cannot reserve any of these with your lender unless you have a contract on a home (new construction or existing).
